Objective: To identify technical issues that could block or delay the sale of a portfolio of 7 office buildings, through site visits and document review.
Scope: We conducted a walkthrough inspection and analysis of each property, reviewing accessible building areas, key technical systems, and available documentation. The assessment also included interviews with on-site personnel and plausibility checks of the documents relevant to a technical and environmental due diligence.
– Management meetings to define scope and expectations
– Guided site inspections to assess overall condition and deferred maintenance
– Evaluation of major systems and components in accessible areas
– Random checks of tenant-occupied spaces and fit-outs
– Interviews with facility staff and operations personnel
– Plausibility review of technical and permitting documentation
Outcome: Technical opinions were issued per building, including a status check of permits and endorsements (e.g. building and fire permits). A list of key findings and potential deal breakers was compiled, along with cost estimates for repair and replacement to ensure proper technical usability ahead of sale.
